Each of our homes is designed by our in house designer. This allows us to ensure the design process is seamless and your final design is exactly what you envisioned. Whether you need a complete design or just a revision our goal is for you to have the home of your dreams.

Our process

Finding the perfect lot

Whether you want the privacy of an acreage or the community interaction of a subdivision our real estate agents will guide you to the perfect location.   

Start designing & Sign specification

This is where the dream begins to become reality and you first meet with our designer. Discuss everything on your wish list such as stye, square footage, number of bedrooms, number of bathrooms, and garage size. Maybe you always wanted heated floors or a finish basement, this is the time to lay it all out.  Once the first draft is completed you will meet to review it, you will also meet  your project manager at this time to review any design or building material questions you may have. You are given the opportunity for two revisions to ensure the plan is exactly what you envisioned. 

Finalize your design & Close on your lot

During the design process we will be moving along in the closing process on your new lot, we will also finalize your plans, get them approved for construction by the town, and begin pulling the necessary permits.

Project Launch Meeting

Now it's time to begin the construction phase, you will meet with your project manager and our in house selections specialist , they will  go over your welcome packet and launch your project in our Buildertrend construction management software. Buildertrend will now become your main communication link between you and your project manager. You will be guided on how to navigate the program and learn all the wonderful advantages it has to offer that ensure your project stays on schedule, tracking change orders, and all your selections are correct and approved. 

The building process

This is where the fun begins, you will now see all the planning and preparation pay off and your vision beginning to take shape. During this process situations may arise that you will have questions about, keep in mind, have faith in the professionals at Heritage Realty & Custom Homes and trust the building process. Your project manager is fully qualified to answer all your questions and will be happy to discuss in detail any concerns you may have along way. 

Project Completion & Turning over the keys

 This is an exciting time, your vision has become reality and you can now see where your family will be calling home . We will schedule walk-thru's of the property more frequently, during this time you will be discussing the final details of your home and your project manager will create a punch list of items to be readdressed. You do not move in until all punch list items are 100% complete. We will have one final meeting to review financial details, warranty process, utility turnover, and hand over the keys. Congratulations...on your new home!
